A great way to make a property positively geared is to rent out individual rooms rather than the whole house. Go to http://www.share-house.com.au and you can see what people are willing to pay for a room in a house. For these types of houses its always good to be close to a rail line or university.

Well yes, its great for single people as well, wanting to help pay their mortgage.
I wish I had done that in my earlier house buying years.

A interesting concept I recently found is shared housing for nurses or doctors.
They make great tenants, you just need to buy near a hospital.
